Client’s Goals

The homeowners wanted to refresh and modernize the entire main floor of their home, creating a space that felt open, welcoming, and well-finished. Their vision included a new kitchen as the centerpiece of family life, along with an updated powder room for guests.

They also wanted to add features that brought warmth and character to the main floor: a new gas fireplace as a focal point in the living area, a custom feature wall for visual impact, and a new stair handrail to tie the design together. To complete the transformation, the homeowners asked for new flooring, updated finishing details throughout, and a new front door to enhance curb appeal and complement the refreshed interior.

Challenges & Solutions

Challenge: Aging plumbing with Poly-B Piping

A past renovation had left a key structural header undersized, compromising the integrity of the opening.

Solution:

We corrected the deficiency by properly rebuilding the header to meet current structural requirements, restoring strength and safety.

Challenge: Attic Space Compromised by Improper Insulation

Insulation added during a previous renovation had choked off ventilation in the attic, risking moisture issues and energy inefficiency.

Solution:

We removed the problematic insulation and restored proper airflow, ensuring the attic could perform as intended.

Challenge: Broken Roof Rafter

During inspection, we discovered a broken roof rafter that threatened the structural integrity of the roof.

Solution:

Following a structural engineer’s design, we repaired the rafter to ensure the roof was safe, stable, and long-lasting.

Challenge: Chimney Water Ingress and Damage

The existing chimney had been leaking, leading to extensive mold and rot around the structure—making it unsuitable for the new fireplace installation.

Solution:

We repaired the water-damaged areas, remediated the mold, and fabricated a new chimney cap to prevent future water ingress. Only after these steps was the new fireplace installed, ensuring both safety and durability.

Challenge: Asbestos-Containing Flooring Discovered During Demolition

During demolition, we uncovered asbestos-containing flooring hidden beneath the existing floor layers. Left unaddressed, this posed serious health risks and could have stalled progress.

Solution:

We brought in a certified hazmat crew to remediate the asbestos safely and in compliance with regulations. This ensured the project could move forward without compromising safety or adding unnecessary long-term risk.
