Project Overview

Location:

Langley

Timeline:

6 weeks

Project Cost:

$75,000

Client’s Goals

After a basement flood, the homeowners needed to resolve underlying water issues and ensure their home was protected for the long term. Their priority was to address the foundation damp-proofing, improve drainage, and rebuild the affected exterior walkway to prevent future flooding.

At the same time, they wanted to take the opportunity to bring the basement suite up to legal standards. This meant focusing on specific interior upgrades required for compliance — ensuring the suite met code and could function as a safe, rentable space.

Key goals included:

  • Repairing foundation damp-proofing to prevent future water issues

  • Upgrading exterior drainage for long-term protection

  • Rebuilding the exterior walkway affected by flooding

Challenges & Solutions

Challenge: Failed Perimeter Drainage

The existing perimeter drain system had completely filled with silt, blocking water flow and causing drainage issues around the foundation.

Solution:

We excavated the affected area and replaced the old Big-O pipe with a new PVC perimeter drainage system. The upgrade restored proper flow, protecting the foundation and eliminating recurring water problems.

Challenge: Boggy, Unusable Backyard

The client’s backyard remained wet and muddy year-round, making it difficult to use or landscape effectively.

Solution:

We installed a French drain system to collect and redirect surface water, integrating it seamlessly while the new walkway was being built. The result is a dry, functional yard that can now be enjoyed in all seasons.
