Client’s Goals
The homeowners were dealing with two major concerns: a leaking patio and structural deterioration in the garage. The existing patio was allowing water to enter the space below, and the beam supporting the front of the house within the garage was beginning to fail. Their top priorities were to stop the water intrusion, restore structural integrity, and update these elements in a way that improved both safety and usability.
They wanted the leaking patio replaced with a new concrete structure that extended around the side of the house to the back, creating a larger outdoor living area. To finish the space, they asked for a modern glass guardrail to provide safety without obstructing views and updated stairs to match the refreshed design. At the same time, they wanted the deteriorating beam in the garage properly repaired to ensure the front of the home remained structurally sound.
Key goals included:
Replacing the leaking patio with a durable new concrete patio
Extending the patio around the side of the house to the back for more usable space
Installing a modern glass guardrail for safety and style
Updating the stairs to complement the new patio
Repairing the deteriorating structural beam in the garage
Restoring long-term stability and safety for the front of the house
Challenges & Solutions
Challenge: Undersized Beam with Multiple Splices
The existing beam supporting the front of the house had several splices, leaving it too weak to carry the load safely.
Solution:
Working with our structural engineer, we reinforced the system with a new steel beam—restoring proper strength and ensuring the home’s structural integrity.
Challenge: Widespread Rot
Once work began, we uncovered significantly more rot than anticipated in key areas of the structure.
Solution:
All affected material was removed and replaced, bringing the structure back to sound condition and preventing further deterioration.
Challenge: Unsafe Patio Connection
Portions of the patio had not been properly tied into the structure during a past build and were at risk of failure.
Solution:
With guidance from the structural engineer, we repaired and reinforced the patio’s connections, ensuring both safety and long-term stability.
Challenge: Under-Designed Stairs
The existing stairs were not adequately supported, posing a safety hazard.
Solution:
We upgraded the system by installing a new footing and post to provide proper support, resulting in stairs that meet modern safety and performance standards.
