Commercial Drive, Vancouver
2 Months
$90,000
Client's goals
The homeowner wanted updates that refreshed the condo and made it safer and more functional for aging in place. Top priorities were a new kitchen and a redesigned bathroom with thoughtful accommodations, including grab handles and accessibility-focused design choices for long-term comfort and peace of mind. They also chose durable, low-maintenance luxury vinyl tile flooring for the whole unit, and opted to retain the existing kitchen cabinets, with all upgrades designed around them to maximize value while minimizing disruption.
Renovating the kitchen and bathroom with an emphasis on aging-in-place design
Adding grab handles and accessibility features throughout the bathroom
Installing resilient luxury vinyl tile flooring across the unit
Retaining existing kitchen cabinets while updating the surrounding finishes
Creating a safe, comfortable home that supports long-term independence
Overview
Roka Projects renovated a Commercial Drive condo for aging in place over two months. The bathroom was redesigned with grab handles and accessibility-focused choices, the kitchen was updated around the client's existing cabinets to maximize value while minimizing disruption, and resilient luxury vinyl tile flooring now runs through the whole unit. Along the way, the Poly-B piping the renovation exposed was removed and replaced with new plumbing, a full repipe was outside this project's scope, but every run within reach came out.
Scope of work
Bathroom redesigned around aging-in-place accessibility, including grab handles

Luxury vinyl tile flooring installed throughout the unit
Exposed Poly-B piping removed and replaced with new plumbing in all work areas
Durable, low-maintenance finishes selected throughout
Challenges & Solutions
Poly-B Piping in the Building
Challenge: Poly-B piping in the building: the condo building was plumbed with Poly-B, a pipe material known for failures and a common red flag for insurers.
Solution: Replacing all of it was not possible within this renovation, but every run of Poly-B the project exposed was removed and replaced with new piping, leaving the unit with meaningfully less of the building's riskiest plumbing.
Result
The condo now supports long-term independence without looking clinical: a safer, easier bathroom, a refreshed kitchen, and durable floors that will handle years of everyday use. Keeping the existing cabinets meant the budget went where it mattered most, and the home is set up for the owner to stay comfortably for the long run.
