Client's goals
After a basement flood, the homeowners needed the underlying water problems solved and the home protected for the long term. The priorities were repairing the foundation damp-proofing, upgrading the drainage, and rebuilding the flood-affected exterior walkway. While the work was open, they also wanted the basement suite brought up to legal standards, so it could function as a safe, rentable space.
Repairing foundation damp-proofing to prevent future water issues
Upgrading exterior drainage for long-term protection
Rebuilding the exterior walkway affected by flooding
Bringing the basement suite up to legal, rentable standards
OVERVIEW
After a basement flood, Roka Projects resolved the water problems at the source for this Langley home over six weeks. The silted perimeter drain was excavated and replaced with a new PVC system, the foundation damp-proofing was repaired, a French drain now keeps the once-boggy backyard dry, and the flood-damaged walkway was rebuilt. Inside, the basement suite received the upgrades needed to meet legal standards as a safe, rentable space.
Scope of work
Foundation excavated and damp-proofing repaired
Silted Big-O perimeter drain replaced with a new PVC drainage system
French drain installed to dry out the backyard
Flood-affected exterior walkway rebuilt
Interior upgrades completed to bring the basement suite to legal standards
CHALLENGES & SOLUTIONS
Failed perimeter drainage
Challenge: The existing perimeter drain had completely filled with silt, blocking water flow and causing drainage problems around the foundation.
Solution: We excavated the affected area and replaced the old Big-O pipe with a new PVC perimeter drainage system, restoring proper flow and eliminating the recurring water problems.
A boggy, unusable backyard
Challenge: The client's backyard stayed wet and muddy year-round, making it difficult to use or landscape.
Solution: We installed a French drain system to collect and redirect surface water, integrating it while the new walkway was being built. The yard is now dry and usable in all seasons.
Result
The home is protected where it matters: water is carried away from the foundation instead of into the basement, the backyard is dry and usable in every season, and the rebuilt walkway finishes the exterior properly. The basement suite came out of it as a legal, rentable space, turning a flood repair into a long-term gain.
