Horseshoe Bay Pre-Purchase Inspection Repairs
Client's goals
The client was in the middle of buying the home when their inspector flagged several structural items. Their realtor called Roka to walk the site and put a clear, realistic number on the repairs, and that assessment gave the buyers the confidence to close. After possession, the new owners hired Roka to complete the inspection-report repairs, plus a few upgrades they wanted done right away.

A few additional upgrades handled in the same project
Overview
This project started before the client even owned the home: their inspector flagged structural items during the purchase of this Horseshoe Bay home, and their realtor brought Roka in to assess the findings and price the repairs. That estimate helped the deal close. Once the new owners took possession, Roka completed the work: the deck structure, which had never been built on proper footings, was upgraded, rotten decking, framing, and posts were replaced, the long exterior staircase was rebuilt, and the gutter system was fixed up.
Scope of work
Deck structure upgraded: the original was not built on proper footings
Rotten decking and framing replaced
Long exterior staircase rebuilt
Rotten posts replaced
Gutter system repaired and brought back to working order
Result
The buyers went into their purchase with real numbers instead of guesses, and came out the other side with the inspection list fixed by the same team that priced it. That first project became an ongoing relationship: we have since completed several more projects for this client, with more planned. For the realtor, a deal that closed; for the owners, a contractor they kept.
