What Does Concrete Work Cost in Vancouver?
Real numbers from our own projects: a concrete driveway we completed in North Vancouver came in around $19,900 (2025). At the other end, a fully engineered poured-concrete retaining wall in New Westminster ran $125,000. The complete breakdown is in our retaining wall cost blog post. We have a $5,000 minimum project size; smaller concrete repairs are handled through our 360 Homecare service, our home maintenance membership.
What moves the number:
Demolition and disposal
Breaking out and hauling old concrete is real money. On the New Westminster wall it was roughly a third of the project.
Access
The concrete gets there one way or another. The question is what it takes. A line pump running a couple of 20-foot hoses to a front driveway is one cost; fifteen hoses snaking around the house to the backyard is another. A boom truck can reach right over the house, when wires, trees, and everything else allow it. And on some waterfront lots, the truck and pump arrive by barge.
Base and drainage conditions
Vancouver's rain and clay soils mean base prep and drainage decide how long the work lasts.
Reinforcement and engineering
Structural elements and retaining walls over about 4 feet need an engineer, typically $2,000 to $6,000+.
Finish
Exposed aggregate and specialty finishes cost more than broom finish.
Like everything we build, concrete work is priced open-book: actual cost of labour, materials, and any subtrades, plus our stated management fee. Costs shown include our management fee and exclude GST.

Flatwork like driveways and patios generally doesn't need a building permit, though municipal rules on grades, drainage, and boulevard crossings still apply. Retaining walls do trigger permits, in most Metro Vancouver municipalities at heights above 1.2 m (4 ft), lower in the District of North Vancouver. We confirm the requirement for your address before work is scoped.

At the permit-trigger height in most municipalities, and regardless of height where the wall supports a driveway, structure, or sloped ground above it. Usually, replaced. Patches and coatings over failing concrete are temporary. The settlement, water, or base problem that caused the failure is still there underneath. We typically remove the failing concrete and re-form, re-reinforce, and re-pour it so the problem is actually solved. If a repair genuinely makes sense for your situation, we'll say so, but we won't sell you a patch that we know comes back.

Most residential projects run one to three weeks on site: demolition, base prep, forming, pour, and cure. Concrete needs time to cure before it takes load. We'll tell you when you can park, walk, and build on it.

Usually base prep and disposal. A low quote that skips proper base work, reinforcement, or drainage produces a slab that cracks and settles in a few winters. Our estimates show every line (labour, materials, disposal, subtrades) so you can see exactly what you're comparing.

Yes. Foundation cracks, leaking basements, settling, and crumbling walls in older homes are structural work: we assess what's actually failing, bring in a structural engineer where it's warranted, and where a section is beyond saving we remove and replace it, formed, reinforced, and poured properly.
